Applying:

Whether you are buying or refinancing, your mortgage consultant will take your application using a Uniform Residential Loan Application form. The application has six areas:
  1. Property Information and Purpose of Loan – Address of property to be purchased (if known) or refinanced.
  2. Personal Information – Full names, addresses (previous addresses if you have been in your current residence for less than 2 years), and Social Security numbers of all borrowers.
  3. Employment Information – Names, addresses, and business phone or your current employer, and of your previous employer if you have been in your current position for less than 2 years.
  4. Monthly Income – The amount and source(s) of income for all borrowers.
  5. Assets – Information on all assets such as checking and savings accounts, stocks and bonds, retirement plans, and other real estate owned.
  6. Liabilities – Information on all outstanding debts and any other financial obligations.

Credit Report

After you have completed the application, your mortgage consultant will pull your credit from the credit bureau.

Finding a Lender

After your mortgage consultant pulls your credit report, your credit report and other financial information will be reviewed by our lenders in order to make an underwriting decision.

Sign RESPA documents and get personal documents

  1. Once your mortgage consultant has secured a Lender, he/she will meet with you to get your loan papers signed.
  2. Your mortgage consultant will also ask you to have the following personal documents available to help process your loan:
    a. 1 month of current Pay Stubs for all borrowers
    b. Homeowners Insurance Information
    c. Last 2 years taxes with W2’s
    d. 2 months Bank Statements (if needed)
    e. Social Security Letter (if needed)
    f.  2 years of Business License (if self-employed)
    g. All documents on any other source of income
    h. 1st and 2nd Mortgage Statements (if needed)
    i.  Landlord’s name and address (if needed)
  3. Any other documentation required by the Lender for completion of the loan.

Appraisal and Title is ordered

Once the Appraisal and Title work is completed, all paper work is sent to the Lender and within 2 to 3 business days, the Lender will send a list of conditions (required documents) needed to get the loan to closing.
